The General Directorate of Land Registry and Land Survey in Turkey approved some changes to the procedures for purchasing real estate in order to obtain Turkish citizenship, published them in the guide to the executive regulations related to Turkish citizenship, and announced the requirement to put them into effect beginning in 2023.
We may sum up these changes at "Property Superiors" as follows:
The collection of real estate purchased in one sale contract has become a binding requirement in owning the property in order to obtain Turkish citizenship. It is possible to buy multiple properties that achieve the specified value for applying for Turkish citizenship, which is $400,000, but they must all be in one forward-looking contract.
The amendments also stated that future sales contracts could only be made with respect to real estate on which a floor ownership or floor easement had been established. As a result, a seller who does not have one of these agreements on his property cannot make a forward sale agreement with a foreign buyer who wants to obtain a property in exchange for Turkish citizenship.
According to the new changes, even if the share's worth is more than what is necessary for citizenship, a foreigner's request to earn Turkish citizenship cannot be granted in exchange for a real estate interest in property bought by two or more partners.
This indicates that the property or properties whose owner will apply for Turkish citizenship must be the applicant's exclusive and exclusive possession.
That is, the home bought to gain Turkish citizenship cannot be an off-plan home; rather, it must be a home whose construction has already started. Any medicine that disobeys this requirement won't be approved throughout the Turkish citizenship application process.
Any real estate sold by a foreign owner to a Turkish citizen or a Turkish company during the previous three years will not be accepted in applications for Turkish citizenship, according to Article Three of the paragraph related to the parties to contracts in the guide to applying for Turkish citizenship.
He will not have legal standing in any transactions to assess the worth of the property possessed in order to gain Turkish citizenship, that is, any real estate appraisal report that was extracted prior to beginning the real estate acquisition transactions.
The amendments also outlined the requirements that must be satisfied with regard to the property in order to allow the woman to submit an application for Turkish citizenship: neither should the property be sold by a Turkish citizen who is related to the foreign buyer nor by a Turkish citizen who obtained Turkish citizenship through unusual means.
The aforementioned modifications also specified that any real estate with a valid mortgage would not be permitted in its transfers and will not designate its foreign buyer to seek for Turkish citizenship.
In addition, the co-ownership deed, which permits ownership for a set amount of time, such as a month in a year or a week in a year, etc., will not be accepted in Turkish citizenship applications.
